Get a Hybrid Option ARM – the best of both worlds!

With all the bad news and horror stories circulating regarding pay option arms, lenders have come up with a less risky option ARM product. The "Hybrid" option ARM allows for the low fixed minimum payment everybody is looking for in an traditional, riskier option arm, but the Hybrid has a fixed, fully-indexed rate for up to 10 years to hedge against future rate increases.

Why The 4 C's Count When Getting A Mortgage

When people buy diamonds they know it pays to look at the four C's -- cut, color, clarity and carat weight. And, it turns out, there are also four mortgage C's to consider when financing or refinancing a home.

"To get the best possible rates it pays to know about the four C's that underwriters consider," says Peter G. Miller in his latest consumer column for "Those C's include credit history, capacity, capital and collateral. Score well in each category and you'll fly through the lending system."

"The real importance of the four C's," says Miller, " is that "each "C" a by-product of borrower choices and actions. They each can be controlled and improved. In effect, you can begin to better your credit standing at any time and lower credit costs by handling money and bills the right way, the way that scores a solid "C".

"Lenders use the four C's because they need a quick and fair way to grade the mortgage applications they receive. The idea is to match the right borrower with the right loan to assure that borrowers pay no more than they should for real estate financing. For borrowers, the importance of this system is to know how it works so you can get the best possible financing and refinancing."

The new Miller column is one of a series of consumer-oriented features published by as part of its public education program. The entire series -- which includes such subjects as credit score myths, how to get a first mortgage, when to refinance and other important topics for real estate borrowers -- can be found by going to the latest Miller column.

Established in 2000, Mortgage Lenders Plus provides a unique online destination for borrowers seeking to finance or refinance real estate. Mortgage loan requests worth nearly $10 billion have been processed on the site, and that number grows each day. The company is not a lender, broker or escrow agent; instead it provides an unequaled marketplace where you can match your needs and wants with nearly 200 competing mortgage lenders.

Bank Gets into Mortgage Business

Sun, 15 Oct 2006 13:45:30 -0700

According to a story in Herald News, LincolnWay Community Bank has started a new residential mortgage department. I believe this bank saw a need and decided that they would try and fill that need. The Vice President, Bill Mrowczynski believes with their new residential mortgage department they are in a position to serve the community and begin many long-term business relationships. I am not aware of the size of the community but know that when there is a need and people cannot get assistance within their community it can be frustrating to have to go to another town. This should be nice addition for the community.

Pretend You are on a First Date to Sell that House

Sun, 15 Oct 2006 12:45:53 -0700

I have to tell you when I saw this title – To sell that house, pretend you are on first date in our local newspaper, I had to read it and see what they were going to say. They spoke with a broker, Liz Richards of Leonard Leonard and Associates. She stated that “Much like going out on a first date, the first encounter people have with your home can make or break their desire to see it again.” I do have to agree with that, that first appearance says a lot. I remember when we were preparing to sell our first home, we did not put the house on the market until after it was empty and had been cleaned. I thought to myself the house looked as if we had just closed, I would move in there again. My husband had photographed numerous houses for realtors and knew what looked good and what did not. That was one reason we did not put the house on the market before we moved out, so people would not be going through a house that seemed busy and full of things.

Real Estate Cop Works Hard on the Job

Sun, 15 Oct 2006 11:45:15 -0700

About a week ago in Colorado , Erin Toll, the new director of Denver Real Estate Commission began doing an investigation of appraisers that were overvaluing homes. I read yesterday that she is presenting details of her ongoing investigation. She has already recommended  record fines as well as the revocation of licenses of several appraisers for their work in Denver and Pueblo areas. Seems as when properties are overvalued everyone gets hurt. One attorney commented that Ms. Toll seems overzealous and is coming down to hard on the appraisers to send a message to the industry. My question would be how long have they been doing it and getting away with it? This should not be happening.

Wescom Aquires CUSO Mortgage

Sun, 15 Oct 2006 10:45:56 -0700

Here it was again another busy weekend. I was in a class, yet I was thinking about several different things that were going on. For example, I was thinking about the different realtors I had just met. I was reading the Pasadena Star News and saw where Wescom acquires CUSO Mortgage. CUSO Mortgage is a provider of mortgage services to credit unions. How many of you they could be positioning themselves for growth. This will definitely be a company worth watching.

Financial Corporation Adopts Additonal Lending Practices Designed to Enhance Fair and Informed Access to Credit

Sun, 15 Oct 2006 09:45:39 -0700

Wow that was a mouthful. According to a press release I read on Yahoo! Finance New Century Financial announced a series of additional lending practices that its subsidiaries, New Century Mortgage Corporation and Home 123 Corporation will adopt in order to continue to provide customers with fair and informed access to credit. This is great for their customers because there are two many customers that do not know about credit, as well as how to access it. I have not ever met a person that did not know how to begin cleaning up their credit once they got it. I recommend talking to a trusted  friend or go to a bank manager at your local bank and explain what you are trying to do.

Non-Traditional Mortgages Being Used

Sun, 15 Oct 2006 08:45:29 -0700

When I began thinking about the above blog with the adults using creative or payment option mortgages to finance the purchase of their home, one thing that came to mind is all the different variables that people have face this year. For example, the continued raising interest rate, the outrageous price of gas and there was no pay increase with these continued changes in people’s quality of life. I could see where a family might choose the non-traditional method to get into a house. I know when a person has made up their mind to buy a house and begun the process, it takes a lot for them to decide to wait until another time. If they believe non-traditional mortgages is the way to go, then that is what they are going to do.
