The manager will oversee the monitoring of overall plant operation systems related to the performance, maintenance, repairs and staff assigned responsibilities. Participates in the daily and regulatory management of the water, plumbing, heating, medical gas and vacuum and other associated mechanical operations for UIHC. Oversees the corrective and maintenance requests and ensures the work performed is accomplished efficiently and with a minimum amount of disruption and inconvenience. Checks malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition. Responsible for HVAC and mechanical personnel management including new hire selection, scheduling and payroll, performance appraisals, recognition, staff development, discipline and other human resource related duties. This position must maintain compliance and required documentation with all applicable regulatory agencies including but not limited to The Joint Commission and NFPA. Utilizes the department computer maintenance management software (CMMS) to maintain equipment inventory, repair history and labor productivity. The HVAC and Mechanical Systems Manager will work with users and management to schedule equipment to be taken safely off line to ensure preventative maintenance and required repairs can be performed. Demonstrates competencies to analyze the operation of various infrastructure systems and determine the root cause of HVAC and mechanical problems and take corrective action as required. Provides staff training and hands on instruction in basic maintenance, safety and troubleshooting procedures; demonstrates and teaches a high level of professionalism and customer service. Directs the performance of contractors involved in maintenance and repairs. Participates in forecasting and monitoring operational budgets and makes recommendations for future operating and capital expenditures. Complies with all departmental and organization policies and procedures. Implements and monitors programs to reduce utility and water consumption; oversees the water treatment program. Works cooperatively with the University Facilities Management team and the Capital Management Department to ensure urgent needs are met in a timely and safe manner; participates in design and construction meetings. Develops and revises design standards, constructed and completed within the UIHC recommended standards, for the HVAC and mechanical shops. This position will report to the Assistant Director of Engineering Services and serves as department representative on assigned committees. Occasionally must be able to move objects, and use abdominal and lower back muscles to provide support over time without fatigue. Constant movement and use of limbs; this position requires good manual dexterity, coordination and stamina in assisting with HVAC, mechanical and plumbing maintenance situations. On-call and ability to respond to emergencies is required. The University of Iowa department of Facilities Management seeks a Director, Building & Landscape Services (BLS) to lead the organization toward a vision of a highly reliable, customer-oriented and collaborative organization with a focus on effective and efficient operation, servicing and stewardship of campus buildings and grounds.  This position is responsible for planning and leading long-range programs for the effective stewardship of general education fund (GEF) buildings and facilities, including custodial care of GEF facilities, optimal operation of building mechanical and electrical systems, energy efficiency, ADA accessibility/compliance issues, life safety and code compliance, repair and replacement of building components, proper preventive maintenance practices, predictive maintenance, continual building assessment program, and execution of strategic investments in renewal and capital projects.  BLS is a service organization of 470 FTE, with an operating budget of more than $45 million, providing services within over 12 million serviceable square feet of campus research, teaching, assembly, library and office space, and 860 acres of maintainable landscape zones across three campus areas with 200 acres being intensely maintained urban campus.  With a total campus area of roughly 16 million square feet, over 200 buildings and spanning 1900 acres, this position is a champion for staff who work behind the scenes, serving the University of Iowa as stewards of our beautiful Iowa City campus.

Job Duties:

The University of Iowa department of Facilities Management, Utilities, is seeking a Utilities Project Coordinator to provide oversight for project design, construction, and commissioning aligned with utility design requirements to provide safe, reliable, and efficient operation. The successful candidate shall:




  • Provide oversight aligned with Utility group goals to ensure proper design, construction, and commissioning of key utility projects.

  • Challenge design considerations and promote discussion of new ideas to ensure best possible design at existing site.

  • Understand budgetary constraints and how design decisions effect the budget.

  • Participate in design and specification reviews and advocate for utilities during the review process.

  • Understand equipment purchasing and contracting processes and provide guidance to Design & Construction (D&C) to ensure purchase of common equipment and ease of maintenance.

  • Collaborate with Utility planners to ensure setup of AiM Assets, AiM Preventative and Predictive Maintenance plans, and spare parts aligned with Reliability Center Maintenance Program.

  • Partner with D&C construction manager to deliver plant per specifications.

  • Collaborate with Commissioning agent to provide detailed commissioning plans.

  • Continuously communicate status and milestones to Utility personnel during construction.

  • Request assistance from utilities staff as needed to address design/construction issue

  • Provide input to help develop technical design standards for plant equipment and materials for plant projects and day to day maintenance use (E.G. piping specifications).

  • Develop and ensure implementation of project design standards for Reliability Centered Maintenance into project design and ensure implementation.  Define deliverable documents and design professional expectations.  Adapt similar methodology for plant day to day use and document in plant procedure.
