FEBRUARY MLS® SALES MATCH LAST YEAR’S TOTAL- - -Dollar Volume Sets February Record with a 12% Increase WINNIPEG – If this was a Winnipeg Jets hockey game we would be going into overtime as February MLS® sales were identical to last year’s. We will have to wait until February 2013 to break the tie. On the other hand, dollar volume was a different story altogether with the clear edge going to February 2012 with dollar volume up 12% at $191 million. As a result, the average residential-detached sales price was notably higher at $266,000 in comparison to $240,000 in February 2011. Condominium average sales price also vaulted past February 2011 with a jump from $198,000 to close to $211,000 in February 2012. Another virtual tie came in new MLS® listings with 1,315 entered in February 2012 compared to 1,313 in February 2011. Even the total sales price to total list price ratio which is an indicator of strong buyer demand when the ratio climbs over 100% were nearly the same between the two February’s with ratios over 101%. As for other February’s, only February 2007 had 16 more sales than 2011 and 2012. One of the clear differences in February 2012 from last year is while there were only a few more over $500,000 residential-detached sales there were only half as many under $99,999 sales and for the first time ever the $250,000 to $299,999 price range had the highest percentage of total sales. In 2011 the lower price range of $200,000 to $249,999 always came out on top. February MLS® sales were even with last February at 781 while dollar volume rose 12% ($191.0 million/$171.1 million) in comparison to the same month last year. Year-to-date MLS® units sales are only two shy of last year at 1,345 while dollar volume is up 10% ($324.3 million/$295.6 million) in comparison to the same period in 2011. “Knowing how exceptional 2011 was in our 108–year WinnipegREALTORS® history we certainly have no issue with history repeating itself this year where sales keep pace with 2011 and dollar volume continues to show gains as it has consistently since 2002,” said Shirley Przybyl, president of WinnipegREALTORS®. “So far our 2012 forecast is on track. Without trying to get too ahead of ourselves as still ten months to go, we are moving into spring market conditions. Even with some of that white stuff that has been more fleeting this year, it will not dampen a real estate market that saw 44% of single family house sales and 31% of condominium sales go for above list price in February.” Housing inventory remains tight with about a month and a half worth of supply if no new listings were to come on the market. While this is not the case in all MLS® areas throughout the Greater Winnipeg market region, there clearly is a need for fresh listings overall. So if an owner is thinking of putting their property on the market, they should be calling their REALTOR® to give them a current market assessment of their unique situation and positioning in the market as it may well indeed be a wonderful opportunity to give their listing full maximum exposure on the MLS® when there are less properties to compete against. The most active residential-detached price range in February was $250,000 to $299,999 with 20% of total sales. The two next lower price ranges of $200,000 to $249,999 and $150,000 to $199,999 each grabbed 17% of total sales. While not quite as dominant as it has been, the price range of $150,000 to $199,999 represented 36% of the total condominium sales. The next busiest price range was from $200,000 to $249,999 with 20% of total sales. The average days on market to sell a home was 28 days, two weeks quicker than last month and 2 days slower than February 2011. CMHC: Average house price to grow 9% in 2010, another 3% in 2011

Canada Mortgage and Housing Corporation released a Winnipeg housing market outlook. According to the CMHC forecast, average house price will rise 9% in 2010 with more moderate growth of 3% in 2011.

After strong sales gains in the beginning of this year, sales of existing homes have slowed in the latter part of this year. The spring of 2010 was particularly active as buyers hurried to purchase homes prior to the implementation of changes regarding the qualifying conditions for a mortgage and projected increases in the borrowing rate. In recent months, sales have slowed and as a result of this slowdown, total sales for 2010 will slip below 2009 levels, reaching 11,100 units. As a result, the existing home market will see its third consecutive year of decrease in sales.

Conditions supporting homeownership will improve going into 2011, as job and earnings growth will remain positive. Elevated net migration levels will also support the demand for all types of housing, as will mortgage rates at near-record lows. Buyers will continue to enter the market in 2011 ready to purchase either their first home or a moveup home. Increases in activity will be modest however, as modestly rising carrying costs and a continued relative scarcity of desirable listings will restrict sales. Nevertheless, sales of existing homes in 2011 will reach 11.400 units, increasing 2.7 per cent
from 2010.

Despite a third consecutive year of moderating sales, gains in average price will be fairly robust in 2010 with a forecasted increase of nine per cent to reach $226,000. This price increase will provide additional incentive for move-up buyers to list adding much needed supply. With a tendency towards more balanced conditions in 2011, average price increases will be more modest and stay under three per cent.

A joint initiative between ReNew Canada and REVITALIZ LLC, the first annual Canada’s Best Places to Invest competition took place this summer. Communities across Canada took a survey and, based on the results, the jury chose its top three communities.

For each question that was answered well—and backed up with supporting documentation—communities scored points. There were also some standouts. Ochs was impressed by certain applicants’ economic development programs, and even plans to use one city as a case study in a presentation he’ll be making to the Amherst Industrial Development Agency and town officials.

The top three communities are:

- Winnipeg, Manitoba
- Norfolk County, Ontario
- Waterloo Region, Ontario

An honourable mention goes to Charlottetown, Prince Edward Island, a community our judges also scored highly.

MODERATION IS A GOOD THING

August MLS® Active Listings Up 4%; Sales Down 12%WINNIPEG – Despite a drop in sales activity this summer in comparison to July and August last year, year-to-date sales are slightly above 2009 while dollar volume is up nearly 11% and closing in on $2 billion – the fastest pace at which this milestone level will be reached in WinnipegREALTORS® 107-year history. August 2010 is clearly showing a softer first-time buyer market where residential-detached sales under $200,000 are down 33%. Even sales from $200,000 to $250,000 are off 16%. With the exception of the $300,000 to $350,000 price range where there were 6% more residential-detached units sold in August 2009 than August 2010, sales in the upper price range brackets are either equal or better than 2009 (e.g. twice as many sales over $500,000 in 2010 including two sales above $1,000,000). Whether it is the Province of Manitoba’s high land transfer tax which has negatively impacted the first-time buyer market going back to 2009 (no first-time home buyer exemption as is the case in B.C. and Ontario), weaker economic conditions, tighter mortgage lending requirements and the specter of higher interest rates which prompted first-time buyers to fast track purchasing plans earlier in the year, the reality is Winnipeg’s August MLS® market is well off the five-year brisker pace set in 2005. On the positive side, a moderating market which is allowing listings to catch up to demand is a good thing and is creating more balance and breathing room for buyers to have opportunities to purchase a home they desire. More proof of this happening in August is the fact the total sales price to total list price ratio of residential-detached market activity was just over 100%. 100% indicates equilibrium between sales and listings. However, it is important to note sales from $150,000 to $200,000 sold on average in only 20 days so a less hectic market than previous years should not be misconstrued for all properties. Another positive development is the change in the unsustainable rapid trajectory of the average monthly home sale price which was not only bound to level off from earlier months this year but come back down to more reasonable expectations based on the 2010 market forecast. While the year-to-date average sale price of $242,000 remains 11% higher over the same period last year, the August average monthly home sale price of $234,000 has dropped off from the earlier peak months of $250,000. August MLS® unit sales were down 12% (1,016/1,151) while dollar volume is off 5% ($220.2 million/$231.2 million) in comparison to the same month last year. Year-to-date MLS® unit sales have risen less than 1% (8,663/8,620) while dollar volume is up 11% ($1.93 billion/$1.75 billion) in comparison to the same period in 2009. The 14,843 listings entered on the MLS® this year are up 15% from 2009. “Lots of reason for optimism even with moderating activity over the summer months,” said Claude Davis, president of WinnipegREALTORS®. “Our first week of MLS® sales in September is running neck and neck with 2009 and there is a better supply and choice of listings going into the fall than in a number of years.” Davis added, “It cannot be overemphasized that in any market, especially one where adjustments are taking place and different factors are at play depending on location and price range, that buyers and sellers should contact a REALTOR® who is a neighbourhood expert and will provide professional advice.” For residential-detached sales in August, the most active price ranges were the $150,000 - $199,999 and the $200,000 - $249,999 at 22% and 21% respectively. Canadian housing markets buck recession and trend upwards, says RE/MAX

Kelowna, BC (Sept. 24, 2009) -- With the worst of the recession over, residential real estate markets in major Canadian centres are poised for growth in the final quarter of 2009, according to a report released today by RE/MAX.The RE/MAX Bricks and Mortar Report found the bounce back that began in early Spring has made this recession one of the shortest on record. Low interest rates, pent-up demand, and improved affordability levels have all played a role in the recovery now well-underway. Percentage increases in unit sales from January to August 2009 were led by Vancouver, (up a substantial 14 per cent to 23,158), Victoria (up 7.4 per cent to 5,266), Edmonton (up 6.2 per cent to 13,691), Regina (up five per cent to 2,597), Ottawa (up 2.4 per cent to 10,830) and Toronto (up 1.8 per cent to 58,421). Housing values are already ahead of record-breaking 2008 levels in seven of the 11 markets surveyed, including Newfoundland-Labrador (18.1 per cent year to $203,584), Regina (6.4 per cent to $244,088), Halifax-Dartmouth (3.5 per cent to $239,633), Winnipeg (3.5 per cent to $207,006), Ottawa (3.3 per cent to $301,684), and Toronto (up 0.3 per cent to $385,978). Nationally, average price hovers at $312,585, up 0.5 per cent over one year ago.The strength of the residential housing sector cross-country has taken many economists and housing analysts by surprise once again. In terms of its impact on the resale market, by historical standards, this recession was one of the mildest. The resilience of bricks and mortar has been demonstrated time and again. While there may still be some challenges down the road, the worst is definitely behind us in the housing industry.The recovery of Canada’s resale housing markets speaks to the tremendous value Canadians place on the importance of owning a home. The number of Canadians overall who own a home has increased since 1981 from 62.1 per cent to 68.4 per cent, with some markets posting even higher homeownership rates -- Calgary (74.1), St. John’s (71.5), and Regina (70.1). Significant gains have also been made over the same period in markets such as Ottawa, where levels rose from 51.4 per cent to 66.7 per cent, and Toronto, where levels rose from 57.3 to 67.6 per cent.Public sentiment can perhaps best be illustrated by a recent Angus Reid Omnibus Survey* that asked the question “In which do you feel more comfortable investing your money? The stock market or real estate.” Out of 1,000 respondents from coast-to-coast, 77 per cent chose real estate. The results of the RE/MAX Bricks and Mortar Report are clearly representative of this national dynamic at work.Markets are heating up across the country as purchasers take advantage of affordable prices and rock bottom interest rates. Those who missed the boat in years past have found that sitting on the sidelines can be a costly move. Prices are on the upswing and inventory levels are tightening, so the push toward homeownership is expected to continue throughout the Fall and possibly into early 2010.Over the past thirty years, the Canadian residential real estate market has experienced three major downturns – 1981, 1989, and 2008. The $276 million in July MLS® sales activity leaves no doubt WinnipegREALTORS® will have its third consecutive year of over $2 billion worth of MLS® sales with five months to go. Year-to-date MLS® sales activity already totals $1.5 billion.

July MLS® unit sales were down 2% (1,373/1,407) while dollar volume was up 3% ($276.6 million/$269 million) when compared to the same month a year ago.

The average days on market for sales of MLS® residential-detached listings was 30 days, 5 days slower than last month and July 2008.

For residential-detached sales, the most active price ranges were the $150,000 to $199,999 and the $200,000 to $249,999 with 24% and 22% respectively of total sales.
The highest sale price in July was $767,000 while the lowest sale price was $10,900.

How to prepare your home for sale?
There are 3 factors affecting your sale: Condition, Price and Location. Once your REALTOR® did the marketing job and brought a potential buyer to your house, the buyer has already accepted the Price and the Location. He could do it without visiting the house, right? Now, when they came to see your house, there is only one step to the offer. This step is called “The Condition of the House”.

I have collected number of tips on how to prepare your house for sale. I hope it will help you to sell it fast and for the top dollar. Here you go:
  • De-personalize it:
It’s not a secret that every serious buyer will try to fit himself to your house. Could he imagine himself living in your house? If the answer is “yes” – you have a chance for an offer here. If the answer is “no” – the chance for an offer is zero. Remove your personal photos from the walls – let them imagine the walls with their photos!
Tip: Pre-pack your personal photos, diplomas and awards.
  • Air quality
Believe it or not, air quality is one of the most important things to think about. The first impression from the house when you enter it for the first time – is odor. Do you have pets? Is there wet wall in the basement? Do you use unusual spices? Most buyers will not like it! Remember, for selling a house - best odor is NO odor.
Tip: Open all windows for half an hour before the showing. Fresh air is always a plus!
