Good article. The real bargains are yet to come through the pipeline. We have a "major correction" due in UK prices as per Paulson's comments in the FT earlier in July when long term IR meets the BoE base rate. Based on current projections, that looks likely in the post-Summer period - ie Sep/Oct.

I've seen elsewhere that estate agencies are getting hate mail etc. As people are loosing a fair amount of money on property that has gone down in value they see estate agents being the one that caused it. I haven't seen any evidence of this - and I hope we don't.

The flip side is for landlords. When I've sold rental properties, I've always offered the first option to buy to the existing tenants. Not everyone has gone for it (of course), but in several cases we've all been happy with the deal (apart from the estate agent who missed the opportunity to earn a commission) :-) I know that some landlords are now offering this at the START of the tenancy, rather than the end!
